Notes on Mar 13 MCA Board Meeting

The new MCA Board (with 3 new Directors) and MCA Board Executive (with 3 new Directors in executive positions), held their first meeting on March 13.
What a breath of fresh air!

With this new group in place, there being very few residents asking to speak. The meeting was less than an hour, so it isn’t a big time commitment to watch the whole video. But here are some highlights [our comments are in square brackets]:

New MCA President Chris Perone stated:
1. The Board is committed to increased transparency, clarity and homeowner participation. [We truly look forward to this and believe it is key to repairing community division]
2. The Board is implementing Round Table meetings with homeowners. These meetings will be held as frequently as the community wants to have them. [Sounds like smaller more discussion oriented town hall meeting. What a big change from the previous executives only willing to discuss things behind closed doors]
3. The MCA will retain ownership of the sports and dining facilities it acquired from TMCC in 2018. It will NOT be selling the golf courses to an independent operator.

New MCA Vice President Tom Bondur stated: The Strategic Planning Committee has met 5 times and they have identified three main phases which they will report on in 2-3 weeks at a town hall meeting:
1. Over the next 6 months: Stabilize the Center Court Lounge as a social center, improve golf course practice areas and amenities, enhance and extend hiking and walking trails.
2. Enhance Center Court Lounge.
3. Transform the Clubhouse as a facility for the community.

We’re excited to hear that the Committee will be reporting back to the Board and community earlier than expected and will be soliciting feedback (not just announcing results). That is the way to engage and get support from the community (or at least some level of understanding even if some residents don’t agree).

Liaisons to The Meadows Country Club (Chris Perone) (Tom Bondur)

The new Board members and Executives are “drinking from a firehose” as they get up to speed on the many important and difficult issues the MCA faces and needs to address as quickly as they can. Let’s give them all the support we can with our time and our patience.

    Finally some common sense with a board doing what their constituents want. Let’s hope the TMCC stacked committee also uses some common sense too. Common sense rather than threats.

      The Strategic Planning Committee will make recommendations to the Board. And they are going to seek input from residents first.
      The Committee includes the new MCA President and VP, so there is a lot less concern for us that they will come up with TMCC dominated recommendations.
      It really does seem like we’ve turned a corner. But there is lots of difficult work and decisions ahead.

    it seemed like lot of energy and information, prior to the election, went into the suggestion of an independent golf management review to better evaluate options for moving forward. Yet little was said about this action by our new president and new board members. When asked directly, it seemed the strategic planning committee was not considering this avenue, but deferred recommendations to resident “experts”. Should residents be concerned,? Or is this a honeymoon. Or fact gathering period for our new board.

    A good point was mentioned about new lease arrangements now that the pool and health center facilities are no longer under TMCC. Should that Issue be of concern for our new board?

    I look forward to your comments on our treasurer’s report in future meetings?

      For the March 13 meeting the new Board Executive had been in place for less than 10 days and it was their first meeting. They are moving in the right direction and we think it is fair to give them some time (although they may not have a lot of time). We hope to hear something about the Strategic Planning Committee’s recommendations on the golf courses at their town hall (even if their recommendation is to get advice from an expert, which we support).
      The lease has apparently been amended. TMCC should now be paying MCA for their non-resident member access to the pool and fitness but there are much bigger issues for the Board to deal with right now.
      We expect the new Treasurer will be transparent and straight-forward. So there will be a lot less nonsense to comment on.

    We all have concerns but our new Board need patience for them to get most issues under con troll. My biggest concern is the Strategic Planing Committee was hand selected by the old Board Powers. Of course, I expect and they expected they will tend to lean in the favour of TMCC which was the old normal. It appears we have a new normal. The Strategic Planning Committee needs to be changed, we have time, to people that will assess the issues and make recommendations that favour of what is best for the MCA, The TMCC is only a Tennant that still is not current, last I heard, on their $65000 per year lease payment. They paid off their loan early to us for the effect and jeopardised the shrinking cash-flow to set the path for a renewed lease which should be in negotiations now. Their income is down and their expenses are up with no Hurricane in site to blame it on.

      well that was a cheery bunch of dreams, none of it is funded, unless they hit up all the residents with a assessment, the mca has ruined tennis, there is no club house in sight, going into summer get ready to bail it out again, its need to be leased long term, with legal protection in case of a default. Also on tennis, I fought the evening and weekend program when I was a club board member. because I saw it as devaluation of full tennis membership, I know 6 people who dropped full membership to join evening and weekend, we pay 6k a year to play tennis only.. I would love to know what the dollar loss was? While evening and weekend membership is growing I have not seen any conversions to full membership. I ran a business from 3500.00 start cash to 2 million a year in sales retired at age 48, while semi retired I helped small business consultant, what I see is a lot of well intentioned failures at the club.

        Mike: Wishes, yes and hopefully not plans.

        1. We need to know what these plans will cost and where the money will come from
        2. We need to know membership numbers (each class) needed to support the ongoing wish list amenities and where the new members will come from.
        3. We need to have an example of where a dream like this has worked in communities that have no “must join” documents.
        4. We need to compare pro-forma verses actual financials with the like clubs

        These MCA Board Members have a fiduciary duty to all MCA residents. Certainly this wish list is not what the vast majority of residents want. We need to explore remedies for blatant breach of fiduciary responsibilities. As you well know Officers and Directors insurance doesn’t cover this.

        Let’s keep the pressure on and fix our community.
